Most properties benefit from what is known as “permitted development” which allows garden buildings to be installed at your property without the need for planning permission.
Most of our buildings are designed to meet the various criteria under permitted development.
As a general guide, provided you adhere to the following, you will NOT need planning permission:
-
THE BUILDING IS LOCATED TO THE SIDE OR REAR OF YOUR PROPERTY, NOT FORWARD OF THE FRONT ELEVATION.
-
YOUR BUILDING CANNOT OCCUPY MORE THAN 50% OF YOUR TOTAL AMENITY SPACE.
-
THE BUILDING IS NOT MORE THAN 30 SQUARE METRES INTERNAL FLOOR SPACE.
-
THE BUILDING IS NOT HIGHER THAN 2.5 METRES IF LOCATED WITHIN 2 METRES OF YOUR BOUNDARY.
Or
-
THE BUILDING IS NOT HIGHER THAN 4 METRES IF LOCATED MORE THAN 2 METRES FROM YOUR BOUNDARY ON ALL SIDES
EXCEPTIONS:
The planning laws for garden buildings are
different if your property is a listed building or you live in a designated Conservation area or AONB.
You will need to take advice from your local
planning authority.

Should the need arise, We can supply a full set of scaled drawings including elevations and floor plans for your proposed building. These will be supplied in PDF format for inclusion in your planning application. The standard fee is

GROUND
WORKS
It is vitally important that you new garden
building has a suitable foundation. It MUST have a solid and flat base.
Our dedicated, professional, subcontracting groundwork teams, install your building base requirements ahead of your building installation.
By entrusting WORCESTERSHIRE GARDEN BUILDINGS with this aspect of the project, you are guaranteed against any base failure as we
take responsibility for it’s correct installation.
Having site surveyed, we will be recommending either a concrete pad, heavy duty slabs or tanalised timber frame base. This may depend on access & ground conditions, slope etc.
DECKING
Many clients enhance their new garden
building by having decking installed in a
canopy or frontage to their building,as a
terrace or dry access walkway.
Our groundwork teams can install your
requirements as soon as the building is
installed.
ELECTRICAL SERVICES
Our qualified subcontract team of electrical engineers will install all your electrical requirements in your new building.
This is done on the day of the installation, so all internal cabling is neatly concealed behind walls and ceiling.
Your building will be connected to your nearest fuse board (in the house or garage).
An SWA armoured cable is used. When the electrician is finished, your building will be connected, tested and certificate issued for peace of mind.

ELECTRICAL INSTALLATION EXAMPLES
AIR CONDITIONING SYSTEMS
We are all aware of the increasing problems resulting from climate change
.
An air conditioning system provides winter heat as well as summer cool climate. With soaring energy costs, an aircon system can reduce your electrical heating bill by as much as 78%!
If your new garden room is for leisure, a gym, home office, or craft room, you may want to consider the benefit of having an “all year round” climate control system installed. This can be fitted at the time of the building installation or at a later date.
These wi-fi enabled systems are 3-4 times more cost effective to run than a conventional radiator or heater and provide additional positive benefits:
-
COOL SUMMER CLIMATE
-
WINTER HEAT
-
DE-POLLINATION
-
AIR PURIFICATION
-
DE-HUMIDIFICATION
PLUMBING
Many of our clients ask for additional services in their new building, including shower rooms, wc, bathroom, kitchen sinks etc.
Our subcontract trade experts can install all your requirements, from a basic sink and tap to a full en-suite bathroom.
INTERNAL DECORATION
Would you like your new garden room internally decorated by our professional
team?
Your new building will come with mdf pre-primed white wall and ceiling panels, ready for a topcoat finish.
We send our decorating team in, the day after the building is installed and they paint your building inside, in your choice of colours, textures etc, including feature walls and skirting, making your building all ready to furnish and enjoy.
BLINDS
INSTALLATION
SERVICE
Although our upvc and aluminium
doors and windows can now come
installed with colour matched integral venetian blinds systems, many clients use our blinds installation service to finish off their building interiors. This is a bespoke made to measure service, where our engineer can visit with samples and submit quotations for the various styles of blinds we install.
TOP TIPS
When deciding your new garden building, it is worth considering some important tips :
-
Always visit a reputable show site when choosing your building - See it, touch it!
-
Internet offerings are not always as they appear!
-
Allow at least 1ft minimum around all sides of the building to allow for maintenance of hedging fencing etc. (2-3ft is recommended)
-
Give consideration to the position of the building: a full, south facing aspect can make the buildings very warm internally.
-
Avoid locating your building close to trees and shrubbery.
-
Positioning of doors may be a consideration. Central is the most pleasing to the eye, but offsetting the doors maximises the most usable floorspace
-
Always have the biggest building, space and budget will allow. You will always use the space, and we cant add any more on later!
-
Don’t have a building size which overwhelms your garden space.
-
Consider the planning aspects when deciding the size and position of your garden building.
-
Ensure your building incorporates some opening windows for ventilation
-
Give consideration to measurements of furniture, desk, sofas etc, when planning your garden building size. (Remember the internal floor area is 75mm less per wall)
-
Choose your garden building colour carefully. Do you want it to blend into your garden? or make a statement? Remember you have to live with your choice of colour.
